Can I get a new tourist licence in Les Marines, Les Rotes or Montgó?

Les Marines, Les Rotes and Montgó are expressly excluded from the Dénia urban-core suspension, so a new VUT licence can still be obtained. It is subject to the property meeting the requirements (a valid licence of occupation, the compatibility certificate and, in a block, the community of owners' consent), and the position is confirmed street by street.

New tourist-use compatibility certificates are suspended in the Dénia urban core (in force from 12 September 2025), and a draft ordinance given initial approval on 5 June 2026 would cut urban-core licences from 639 to 344 from 2029. If a holiday rental is essential to your plan, the centre is the wrong place to buy right now. We can confirm the exact position for a specific address and point you to a zone that is still open.

Outside the Dénia urban core the suspension does not apply, but each municipality and each street has its own position, and the Comunidad Valenciana rules (whole-dwelling lets, registration, community consent) still apply.
